When Should You Replace Your Roof?

Most asphalt shingle roofs last 20 to 30 years. The roof tells you when it is done. You just need to know what to look for.

  • Granule loss in the gutters. Black grit washing down means the shingles are shedding their UV layer. The system is exposed.
  • Curling, cupping, or cracked shingles. Edges turning up, corners breaking off, surface fissures. The shingles are past their service life.
  • Daylight through the attic. Visible gaps at the deck, daylight at the ridge, or pinholes around penetrations point to a failed system.
  • Repeated leaks after spot repairs. If you have patched the same area twice, the patch is the problem. We don't patch. We transform.
  • Sagging roof line. A dip or wave in the deck means decking failure or moisture damage underneath. Inspect before reroofing.
  • Storm damage with grit in the downspouts. Wind and hail account for 40.7% of US homeowner claims. If your last big storm left grit, your insurance carrier may approve a full replacement.

Our Residential Roof Replacement Process

Hassle-free. Roof at cost. One flat fee for the work. That is the residential model. Satellite measurements drive the materials order. The Preferred Installation Network crew handles the tear-off and install. Axium handles the third-party inspection. You see every cost itemized.

  1. Free Virtual Estimate Satellite measurements, not a roof crawl. A 30 minute call to discuss the details of your project and any special circumstances that may exist. Proposal in 24 hours.
  2. Material Selection We start with Class 3 roofing systems — not entry-level products. Every homeowner chooses from the top brands and complete roofing systems in the industry, all provided with full transparency and wholesale-based pricing. Then, you choose the brand that fits your home and your goals.
  3. Permitting and Scheduling Permit coordination, inspection scheduling, and dumpster coordination are handled through the platform and participating service providers as part of the overall customer experience. Applicable fees are included within the flat fee structure, helping streamline the process so homeowners do not need to coordinate directly with local permitting offices or vendors.
  4. Professional Installation Your roofing project is coordinated through our Preferred Network of independently owned roofing companies that are vetted for licensing, insurance, and experience. Most projects are completed within approximately 7 to 10 days from final material and scheduling approval, subject to weather, permitting, product availability, and local market conditions. Roofing systems may include synthetic underlayment, ice and water protection where applicable, drip edge, ridge cap, and ventilation components designed to meet manufacturer installation requirements. Eligibility for manufacturer warranties is determined by the manufacturer and installing roofing company based on the selected system and completed installation.
  5. Third-Party Inspection An independent third-party attic inspection is performed by Axium Home Inspections as part of the roofing process. The inspection focuses on attic-related conditions such as ventilation, airflow, visible moisture concerns, and other observable components that may impact roof system performance.

Roof Replacement Cost Factors

The price of a residential roof comes down to five inputs. Traditional contractors mark up all five. SkyeVantage charges wholesale cost on the materials and one flat fee for the work.

  • Roof size and pitch. Squares of shingle, underlayment, and ice and water shield. A 2,000 sq ft roof at a 6/12 pitch takes different labor hours than the same roof at a 12/12.
  • Layers to tear off. Many older homes carry two layers of shingles. Most state codes require single-layer install after the second layer. Tear-off labor and dumpster volume go up.
  • Decking and ventilation. Plank or OSB decking inspected and repaired as needed. Attic ventilation balanced to manufacturer spec. Drip edge, ice and water shield, and ridge cap to code.
  • Roofing System Selection. Your roof starts with premium Class 3 architectural roofing systems — not builder-grade shortcuts. From there, you choose the brand and system that best fits your home, goals, and budget. Whether you select a traditional architectural system, a Class 4 impact-resistant roof, or a designer roofing profile, our platform gives you access to many of the top roofing manufacturers in the country with full pricing transparency throughout the process.
No hidden markups. No mystery pricing. Just a transparent roofing experience designed to givehomeowners visibility into the products, components, and real costs behind their roof replacement.
  • Coordination. The materials setup, the labor, the dumpster, the permits, and the third-party inspection. That is the flat fee. Everything else is at cost. You see the receipt.

If materials get ordered and not used, the refund goes back to you, not us. Down to the penny.
